10 Questions to Ask Before Buying Your First Home
10 Questions to Ask Before Buying Your First Home
Buying your first home is a major decision, and asking the right questions can help you avoid surprises. A home may look perfect during a showing, but there are many details to consider before submitting an offer.
Here are 10 important questions every first-time buyer should ask.
1. What Is My Comfortable Monthly Budget?
Your mortgage approval amount and your comfortable budget may be different.
Consider your total monthly housing expenses, including:
-
Mortgage principal and interest
-
Property taxes
-
Homeowners insurance
-
Mortgage insurance
-
Homeowners association fees
-
Utilities
-
Maintenance and repairs
Choose a payment that allows you to continue saving and handling other expenses comfortably.
2. How Much Money Will I Need Upfront?
The down payment is not the only upfront expense. Buyers may also need money for earnest money, closing costs, inspections, appraisals, moving expenses, and immediate repairs.
Ask your lender and real estate agent for estimates so you can prepare before making an offer.
3. What Loan Options May Be Available?
Different mortgage programs have different down-payment, credit, and income requirements.
A trusted lender can help you compare your options and explain how each loan may affect your monthly payment and closing costs.
4. How Long Has the Home Been on the Market?
The number of days a home has been listed may provide useful information.
A recently listed home may receive several offers, while a home that has been available longer may give buyers more room to negotiate. Your real estate agent can help you understand the property’s listing history and current market conditions.
5. Why Is the Seller Moving?
The seller may not be required to share personal details, but understanding their preferred timeline can be helpful when preparing an offer.
Some sellers prioritize a quick closing, while others may need additional time to move. An offer that meets the seller’s needs may be more attractive.
6. Are There Any Known Problems With the Property?
Ask whether the seller has disclosed any previous damage, repairs, insurance claims, water intrusion, pest problems, or issues with major systems.
Seller disclosures are helpful, but they should not replace a professional home inspection.
7. How Old Are the Major Systems?
Ask about the age and condition of the roof, heating system, water heater, electrical panel, plumbing, windows, and appliances.
Older systems do not always mean the home is a bad purchase, but you should understand which items may need maintenance or replacement.
8. Is the Property Part of an HOA?
A homeowners association may charge monthly or annual fees and enforce rules affecting the property.
Review the association’s fees, financial condition, restrictions, planned projects, and recent meeting information before completing the purchase.
9. What Is Included in the Sale?
Do not assume that every item inside or outside the home will remain after closing.
Ask whether appliances, window coverings, security systems, outdoor structures, or other fixtures are included. The purchase agreement should clearly identify any personal property included in the transaction.
10. Does This Home Support My Future Plans?
Think beyond your current situation. Consider whether the home’s location, size, layout, commute, and neighborhood will continue to meet your needs over the next several years.
Your first home does not need to be perfect, but it should support your lifestyle, financial goals, and future plans.
