What Happens After Your Offer Is Accepted?
Getting an offer accepted is one of the most exciting moments in the home-buying process. However, it does not mean the transaction is finished.
After the seller accepts your offer, several important steps must happen before you receive the keys. Understanding what comes next can help you feel prepared and avoid unnecessary stress.
1. Submit Your Earnest Money
Earnest money is a deposit that shows the seller you are serious about purchasing the home.
The amount and deadline are usually included in the purchase agreement. Your real estate agent will help you understand where the money should be delivered and when it is due.
In many transactions, the earnest money is later applied toward your closing costs or down payment.
2. Schedule the Home Inspection
A home inspection gives you the opportunity to learn more about the property’s condition.
The inspector may review areas such as:
-
The roof
-
Plumbing
-
Electrical systems
-
Heating and cooling
-
Foundation
-
Appliances
-
Attic and crawl space
After the inspection, you will receive a report explaining the inspector’s findings.
Depending on the terms of your contract, you may be able to request repairs, negotiate a credit, accept the property as-is, or reconsider the purchase.
3. Complete Your Mortgage Application
Even if you were preapproved, your lender will still need updated documents to complete the loan process.
You may be asked to provide:
-
Recent bank statements
-
Pay stubs
-
Tax documents
-
Employment information
-
Proof of funds
-
Explanations for certain deposits or credit activity
Responding quickly to lender requests can help prevent delays.
4. The Home Will Be Appraised
Your lender may order an appraisal to estimate the property’s value.
The appraisal helps the lender determine whether the home provides enough value to support the loan amount.
An appraisal is different from a home inspection. The inspection focuses on the condition of the property, while the appraisal focuses mainly on value.
5. Avoid Major Financial Changes
Once your offer is accepted, try to keep your financial situation stable.
Avoid:
-
Financing a vehicle
-
Opening new credit cards
-
Making large purchases
-
Changing jobs without speaking with your lender
-
Moving money between accounts without documentation
-
Missing any payments
Your lender may review your credit and financial information again before closing.
6. Review the Closing Documents
Before closing, you will receive documents showing the final loan terms and estimated amount needed to complete the purchase.
Review the interest rate, monthly payment, closing costs, loan amount, and other important details.
Ask questions if anything is unclear. You should understand what you are signing before the transaction is completed.
7. Complete the Final Walkthrough
The final walkthrough usually happens shortly before closing.
This is your opportunity to confirm that the property is in the expected condition, negotiated repairs have been completed, and the seller has removed their belongings.
The walkthrough is not another inspection. It is a final check before ownership transfers to you.
8. Sign and Receive Your Keys
At closing, you will sign the final documents and provide any remaining funds required for the transaction.
Once the documents are completed and the sale is officially recorded, you will receive the keys to your new home.
Congratulations—you are officially a homeowner!
